Current Planning Policy dictates that a certain amount of land within new housing developments be ‘set aside’ as communal open space or amenity areas.

These may take the form of open grass areas, shrub beds, or woodland depending on the particular scheme. The formation of a Management Company, which effectively takes ownership of these communal areas, requires each individual homeowner or shareholder to contribute towards the cost of maintaining this open space by means of an Annual Service Charge.
